
INVENTORY & Check In REPORT
Inventory reports are of paramount importance within the lettings process as they are relied upon when deciding on deposit deductions forming critical evidence within disputes. Our reports are built on factual assessment of the property and contents using a trusted scale of damage to ensure fair outcomes for tenant and landlord alike.
When generating your unique report our clerks will describe in detail the item in question and list any damages noted on the visit giving special note to any heavy damage. This is completed per item with referenced photos embedded to provide visual evidence. Where relevant we will include whether an item is in functional order and if a manual is accessible to the tenant to ensure proper use. All outdoor areas inclusive of sheds and balconies will be included. Keys will also be noted and broken down by use inclusive of windows, fobs and parking permits. To ensure compliance with relevant legislation and the safety of tenants all reachable smoke alarms will be tested, non-compliance will be brought to the landlord or agents attention to be rectified prior to keys being released. In addition to this where accessible all meters will be located with serial number and readings included in the report.
Check-out reports
The check-out report will be conducted on the last day of the tenancy, the tenant does not have to be present if they do not wish. The clerk will take detailed notes of any change in condition against the inventory report highlighting any tenant responsibilities and landlord actions. All tenant actions beyond reasonable fair wear and tear will appear in a clear table at the end of the full report to be used to decipher any necessary deductions. We will also check keys off against those given to ensure all are returned and your property is secure. As with an inventory referenced photographic evidence will be embedded in the report to strengthen the evidence. This document will form part of the evidence collected by the adjudicator dealing with any disputes relating to the tenancy. A full list of the evidence needed is below.

MIDTERM inspections
Midterm inspections can ultimately mitigate any potential or further damage to the landlord’s property throughout the tenancy in addition to highlighting any tenant issues which need addressing urgently. Our clerks will attend the property with due notice to check through the property generating a report using the inventory to note any differences or concerns. The report allows preventative maintenance works to take place reducing any need for further large repairs which can come at a cost to either party.
SNAGGING LIST
Snagging lists are created once developers have completed works on new residential properties and are ready to pass the ownership over to the buyer. The purpose of such a report is for an independent view of any additional works that require completing or damages rectified to ensure the buyer receives their new property in perfect condition. Snagging lists are of high importance as they eradicate any doubt over the condition of the finished product for both the developer and buyer ensuring both parties are satisfied at the point of completion.
